"Enterprise Alignment with Building Services"
Relevance of infrastructure and FM to the core business

Enterprise Alignment with Building Services

Organisations must think strategically to do well in today’s increasingly competitive market places. This applies to both core and non-core business. In the case of the latter, real estate management and facilities management have a pivotal role to play in support of the core business and must be closely coupled with the organisations’ overall strategy.

  • Enterprise alignment with building services: Relevance of infrastructure and FM to the core business
  • Technology Today & Tomorrow – the potential impact on Facility Management companies
  • Changing face of Real Estate Management and how it leverages technology
  • From the turn of this century, the real estate industry has seen a sea change in the way it is managed, with one of the primary contributors being technological advancements that go beyond traditional desktop applications. Increasingly, the expectation of real estate owners is to generate more with less, and this demand is driving further evolution in the FM technology sector. With rapid advancements in technology mobility, security, building automation and particularly data analytics, it makes sense that their proper leverage in FM processes will only result in increased efficiency, financial gains and overall owner/tenant satisfaction. However, while these developments are exponential, the question remains whether organizations are willing to invest in integrating these solutions into their corporate strategy.

The panel discussion will explore areas like:
    • How are the current enterprise solutions assisting with process improvement, innovation and cost control in FM business operations?
    • Is the FM workforce today ready to adopt such technology? What are the challenges to be overcome in developing this?
    • Internet of Things is a buzzing development in technology today – what is required to implement this successfully for building automation/FM industry?
  • Supply Chain Management as a catalyst in FM outsourcing
  • The FM discipline has evolved. It is trying to claim a position as a strategic management discipline that can support and develop the core business by optimizing and developing the use of the facility. The operation and management of building systems and facilities services may therefore include several supplier relationships with various degrees of complexity. The procurement division of property services examines the overall expenditure on goods and services to ensure value for money. Finding the right suppliers to maintain your facilities, developing contracts and validating the supplier quality of service and productivity levels are all critical in SCM. The panel discussion will look at supply chain management as a managerial framework for optimizing FM service delivery.
  • Need for an FM Industry Regulator
  • The FM industry is growing at a fast pace as more and more developers and occupiers of RE are becoming aware of the benefits of a systematic approach towards upkeep and maintenance of the property to enhance its life. There are many regulations, building codes and statutory compliance norms that govern the way the FM services are delivered. However, currently, there is no standard approach to set parameters for FM services. These services get delivered as per the perception and expectations of customers. There is no regulatory body for the FM industry that will lay down benchmarks and monitor adherence to minimum standards of FM in the interest of the properties and the environment. The absence of such a regulator can lead to bad competition and dilution of standards.
  • Workplace strategy: Change management and Impact of Technology
  • With cities get smarter, property becoming more expensive, and people increasingly in search of a work life balance how will the concept of work evolve in the future? The drivers are plain to see – but how can firms benefit? How tangible are they? And how ready are we as managers to embrace the concepts? Let’s have a look at what the benefits are and get a sense of what it will take to realise them.
  • Benchmarking Strategies to Improve Building Performance
  • Benchmarking is a multiple step process that allows an organization to compare the aspects of performance, identify the differences, seek out alternative approaches, and assess opportunities for improvement, implementing the change, and monitoring outcomes. It should all begin with an internal evaluation, comparing performance matrices of your own organization over time. In the field of facility management, these matrices can include operating costs, space utilization, operations and maintenance activities, moves and facility management staffing. Benchmarking provides management information, an indicator and view of how an estate or building is operating at a specific moment in time. This performance information should not only show how the building is working, but how the FM function contributes to the productivity of the business. It is important to strategise the benchmarking approach and align it with overall objective and purpose of the organisation.
